Asbestos Register Updates
Reinspection of your Asbestos Containing Material
Asbestos Register Updates
If Asbestos is identified at Commercial premises or a workplace, it is a legislative requirement that the asbestos containing materials be monitored and any changes noted, an annual inspection is recommended as the only way to assess the condition and risk posed by the asbestos products previously identified and the Asbestos register updated to reflect the Inspection.
ENCO will comprehensive review the Asbestos Register annually to provide compliancy to our clients, we also review and re survey many other reports conducted by other businesses, we not only update the Asbestos Register but due to our thorough inspection procedures often detect and identify previous unknown Asbestos Products.
Old Registers
If you have an existing Asbestos Register that is possibly out of date, non-compliant or requires resurveying you can send it to us and in some situations with a desktop review we can offer you all the information you require to make a decision of what to do next.
Compliance
Under the Work Health and Safety Regulation 2012 and the Workplace Health and Safety Act 2012, the Asbestos Register, including any risk assessments, must be reviewed when asbestos management plan is reviewed when further asbestos or ACM is identified at the workplace, or asbestos is removed from or disturbed, sealed or enclosed at the workplace or earlier where:
A risk assessment indicates the need for reassessment – ie; Likelihood of damage, Activity, previous condition, friability, etc
A visual inspection must be undertaken as part of this review. ENCO’s licenced asbestos assessors engaged to perform a review will undertake the following:
Attend the premises and inspect all previously identified ACM areas.
Reassess the risks associated with the ACM.
Provide further recommendations for either the ongoing management or removal of the ACM if required.
Update the existing Asbestos Register to include details from the review process.
update the report to meet current Regulation
By carrying out annual inspections you:
Minimise significantly the exposure to legal liabilities from tenants, contractors and/or employees.
Avoid the risk of being fined by SafeWork.
Minimise the likelihood of claims on workers compensation due to asbestos exposure.
Reduce the likelihood of waivered insurance claims due to non-compliance.
Avoid the likelihood of unfavourable media exposure and publicity.
Avoid potential union problems including stop work action.
And most significantly, minimise the risks to health due to the exposure to asbestos in the workplace.
